Transaction costs (paid before closing). Home inspections (~$500) and condo status certificate fees (~$100) are paid during the offer or conditional period — not at closing. Budget for these when making an offer.

Property tax & condo fee adjustments. If the seller has prepaid property taxes or condo fees beyond your closing date, you'll reimburse them on the statement of adjustments. This may show up as a credit or a debit and varies based on closing date — your lawyer will calculate the exact figure.

Move-in costs. Moving (typically $500–$2,000) and utility setup/hookups (hydro, gas, internet) are not part of closing but should be in your overall budget.

Development charges & education levies (new builds). Most builders in Guelph aren't passing these back to buyers in 2026, but some still do. During your cooling-off period, have your lawyer review the APS and either request these charges be waived entirely or capped at a fixed amount.
